How to Read the January 2026 Calgary Stats Package

Benchmark price is CREB's primary measure. It models what a typical home with consistent characteristics would sell for, which strips out the distortion you get when the mix of homes sold shifts from one month to the next. If a month happens to see more luxury sales, the median jumps but the benchmark doesn't — that's the point of it.

Median price, shown in our breakdown above, is the middle sale price of every transaction that closed. It answers a different question: what buyers actually paid, not what a standardized home is worth. Both numbers matter, and they can move in opposite directions in the same month.

Months of inventory divides active listings by monthly sales. Under two months signals a strong sellers' market; over four months favours buyers. It's the single most useful figure in the package for judging negotiating leverage.

Sales-to-new-listings ratio shows how quickly incoming supply is being absorbed. The full CREB® package breaks all of these down by property type and by community district, which is where the city-wide averages start to fall apart — Calgary's quadrants rarely move together.
